Tile prices in South Africa are quoted in three different ways: per square metre, per box and per tile. That makes comparing shops harder than it should be. The tile is usually only half the cost, because laying, adhesive, grout and preparation add as much again. This guide gives rough 2026 rand ranges and four worked examples, so you can budget before you ask. Then send one request, and suppliers and tilers in your area quote you for free, with no obligation.
Tiles, laying and extras: the three parts of the price
Roughly, a floor costs three things added together. The tiles run from about R150 to R650 per m² for most porcelain and ceramic, from R90 for basic ceramic, and R350 to R1,500 for natural stone. Laying is about R160 to R380 per m². Extras are adhesive and grout at R90 to R450 a bag, plus skirting, trims, levelling and removal of the old floor.
Always ask whether a quote is per box or per m². A box holds anything from 1 to 2 m², so a R180 box is not a R180 per m² tile. A 600 x 600 box of four tiles covers 1.44 m².
Worked examples in rand
These use mid-range tiles and include 10% extra for cuts. Your own figures will differ.
- 20 m² bedroom: order 22 m². Tiles at R200 to R400 per m² come to R4,400 to R8,800. Laying 20 m² at R160 to R380 is R3,200 to R7,600. Adhesive and grout add R1,000 to R1,800. Total about R8,600 to R18,200.
- 6 m² bathroom, floor and walls: about 24 m² of tile, so order 27 m². Tiles at R150 to R400 are R4,050 to R10,800. Laying is R3,840 to R9,120. Waterproofing the shower adds R800 to R2,500 and adhesive and grout R1,200 to R2,500. Total about R9,900 to R24,900.
- 60 m² open plan: order 66 m². Tiles at R180 to R500 cost R11,880 to R33,000. Laying at R160 to R300 is R9,600 to R18,000, as big floors get a better rate. Adhesive and grout add R3,000 to R5,500. Total about R24,500 to R56,500.
- 30 m² patio: order 33 m² of frost-resistant outdoor tile. At R180 to R650 that is R5,940 to R21,450. Laying at R200 to R380 is R6,000 to R11,400. A falls screed, flexible adhesive and grout add R2,500 to R6,000. Total about R14,400 to R38,900.
What pushes the price up
Several things raise a quote, and each is worth asking about:
- Large format tiles such as 600 x 1200 need a flat base, levelling clips and full adhesive coverage, so laying costs more.
- Diagonal and herringbone patterns use more tile (about 15% waste) and take longer.
- Levelling and removal: an uneven screed or old tiles to lift add R40 to R150 per m².
- Small jobs: a single bathroom costs more per m² than a big floor, and many tilers have a minimum call-out.
- Supply to a gate, stairs, or an upper floor with no lift.
See tilers for how labour is charged.
Comparing quotes properly
Put quotes side by side only when they cover the same things: tile, quantity, laying, adhesive type, grout, skirting, removal, delivery and VAT. A low price that leaves out levelling often ends up higher. Check whether the quote is valid for 14 or 30 days, as tile prices move. Order from one batch, and ask for the supplier's return policy on unopened boxes.
